How do I renew a real estate license in Massachusetts with the new eLipse system?

If you are renewing your real estate license after June 2025 in Massachusetts, there are a few new steps to the all-online process. Here's a quick overview to get you started: 

TO RENEW YOUR REAL ESTATE LICENSE IN MASSACHUSETTS:  You can begin the process to renew your real estate license up to 90 days before your expiration date. If the Division of Occupational Licensure (DOL) Board of Registration of Real Estate Brokers and Salespersons has your current license, you may get a letter with renewal instructions. However, all the steps are outlined in detail on the MA state website (www.mass.gov) by utilizing typical searches like "how to renew a real estate license."  Give yourself a week or so to work through the steps stress-free.

1. First, create an account to link up your license with the new eLipse Portal. (This was transitioned from the previous ePlace Portal.) Go to: https://elicensing21.mass.gov/CitizenAccessUtilize the "Manage Licenses, Permits & Certificates" tab to complete your renewal application and submit your payment for your license renewal fee. 

You will be asked for a few things - these will be outlined in that letter if you received one but a chart online within the process will explain these to you as well. You need your "Record ID", which is your real estate license number. The "Agency" is the DPL. The "Authorization Code" will be on that letter mailed to you (or you can find this 4-digit code on the corner of your physical license).

2. Upload a 2" x 2" headshot, a passport-like image. Tip: be sure your uploaded photo fills the image or else your photo may appear tiny on your new electronic license. You may need to convert your digital image to a jpeg.

3. Upload a notarized CORI FORM. It will be available to download first, and here is a quick link to the blank CORI FORM

4. Upload your Continuing Education certificates. Note, your certificates will have dates of completion; the name and course code of the 2-credit course(s) you've taken; and the name and license number of the school that issued them. 

5. For Brokers:  the process to renew is the same for both real estate Salesperson's and Brokers, but to renew a Broker's License, a copy of the Broker's current Surety Bond will be requested. This bond is required to obtain a Broker's license and the renewal process now ensures the bond is up to date. Brokers with an LLC may be required to upload proof of E&O insurance. 

6. Once you've worked through the steps, you'll need to pay with a debit/credit card before checking out. 

Note: Taking a class does not renew the license nor does it update an MLS account. Every agent is required to complete their CE credits before renewing the license upon expiration.
